It was another good month for the real estate market all along the Forgotten Coast.  A total of 73 properties sold in the month of May from Mexico Beach to Indian Pass. Below is the break down of sales by area.

Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD Properties: 

27 properties were sold in the Cape San Blas area including a fabulous Bayfront estate property for $645K. A unique commercial property sold for $290K. A foreclosure home in the Jubilation community sold at auction for $410K. One of the best buys was an executive home sold by Sheryl in the Seagrass Community for only $500K. With comps in the $600K+ range, this was the best deal on the Cape. A Bayfront lot on the south Cape sold for $119K. A new construction gulf view home with a pool sold for $547K and one of the Cape Cottages sold for $170K. These sales are all indications that prices are going up.

Mexico Beach / St. Joe Beach SOLD Properties:

For the first time in over a year, Mexico Beach was not the top selling community.  A total of 17 properties sold in the Mexico Beach area last month. One of the best deals was a foreclosure home purchased by a first time homebuyer for only $130K.  An “old Florida” gulf front home sold for $505K. Four interior building lots sold ranging in price from $28K to $67,500.

Port St Joe SOLD Properties:

16 Properties sold in the Port St Joe area.  A really nice 4BR/3BA in the middle of town sold for $260K. A 2BR unit in the Villages sold for $245 and a 3 BR unit sold for $170K. A nice building lot on 20th Street was on the market for only two weeks before selling for $25K. Another RV lot on Iola sold for $41K.

North Gulf County SOLD properties:

The market is picking up in the north end of our county with a total of 13 properties sold last month.  Three lots in the Wetappo Subdivision sold from $8500 to $10,000. A nice home in the Oak Gardens Subdivision sold for $105K and completely renovated home on Twin Lakes sold for the full list price of $195K.

2015 Year End Market Update

2015 was a good year for real estate all along the Forgotten Coast.  A total of 786 properties were sold from Mexico Beach to Indian Pass.  This figure is up 14% over last year.  Even more impressive is that the value of properties sold in 2015 is up approximately 21% over last year.  Below is a breakdown of property sales by area.

Port St Joe SOLD properties:

A record 162 properties were sold in the Port St Joe area. This figure is reflective of the large number of buyers looking for an affordable option close to amenities and the beach. Additionally, about 25 homes were sold to families moving in to our area many of whom work at the hospital or in the medical field. Twenty homes were sold in the Barefoot Cottage Community. 39 lots were sold including the last remaining 8 RV sites that were grand fathered in and sold from $23K to $31K. Several building lots were purchased by visitors planning to build “old Florida” cottages.

 

Cape San Blas/ Indian Pass/ Scenic Hwy RESIDENTIAL SOLD properties:

A total of 119 residential properties were sold in the Cape San Blas area including five gulf front homes selling for over one million dollars. 17 Barrier Dunes units sold from $196K to $397K. Of the 68 single family homes sold, 30 of them were over $500K. This is due to the increase in values within the last year. 20 Gulf Front condos/ townhomes sold ranging in price from $205K – $397K.

 

Cape San Blas/ Indian Pass/ Scenic Hwy 30 LAND SOLD:

Of the 124 lots sold in the Cape San Blas area, 77 were under $100K. Buyers purchased interior lots close to the beach and are planning to build their coastal dream home. There were 19 GULF FRONT lots sold from as low as $112K to a record $900K for a lot in the coveted Secluded Dunes Subdivision that featured over 117’ of frontage.

 

Mexico Beach/ St. Joe Beach/ Windmark Beach SOLD RESIDENTIAL properties:

A shocking 181 residential properties were sold in the Mexico Beach area. 14 Gulf Front properties sold from $175K for a small townhome to $795K for a gulf front dream home. Many of the homes sold were affordable beach cottages within walking distance of the beach. Two homes were sold in the Windmark Community including a fabulous executive home for $735K.

 

Mexico Beach/ St Joe Beach/ Windmark Beach SOLD LOTS:

93 lots were sold in the Mexico Beach area with 78 selling for under $100K. Three gulf front lots sold from $280K – $410K for a half acre parcel. Windmark Beach had 13 lot sales ranging in price from $44K to $159K.

North Gulf County SOLD properties:

Of the 72 properties sold, 58 sold for under $50K. Due to the new RV ordinance in Gulf County, several buyers purchased lots in the north end of out county which allows for RV’s. These properties are inexpensive and still a short drive to the beach. Several weekend “fish camps” sold near the world famous Chipola River. There were several foreclosure homes sold allowing first time home buyers the opportunity to purchase very nice homes at a substantially reduced price.
