JULY 2017 Market Update

Year to date over $85 million dollars in property was sold from Mexico Beach to Port St Joe and along the beaches of Cape San Blas and Indian Pass.  A total of 438 properties were sold so far in 2017.  The number of transactions is up 5% from this time last year but sales volume is up more than $5 million over this time last year. This figure indicates that values across all of Gulf County are continuing to rise. Inventory is low and we have buyers. Below is a break down of 2017 year to date sales by area.

 

 

 

 

 

 

Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD Residential Properties: 67 RESIDENTIAL properties were sold in the Cape San Blas/ Indian Pass area including the highest priced gulf front home at $1,020,000. 9 properties in the Barrier Dunes Community sold ranging in price from $186K – $312K. 3 homes in the Seagrass community sold from $715K to $965K. There has been an increase in activity in the Indian Pass Community with a total of 9 homes sold.  Condos in Dunes Club and the Club at the Cape sold for $300K – $325K.

Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD VACANT LAND PROPERTIES:
Of the 180 LOTS sold in the Cape San Blas & Indian Pass area a total of 45 sold for under $100K. Most were interior building lots within walking distance of the beach. 5 lots in the gated Ovation community sold ranging in price from $41K – $150K for a nice gulf view lot on the beachside. Six lots sold on Indian Pass including a 1.18 acre gulf front parcel for $481K. Gulf Front lots have sold from $460K-$510K and with limited inventory prices are going up. Eight bayfront lots sold with boatable lots selling between $290K and $350K

Mexico Beach/ St Joe Beach SOLD Lots and SOLD Residential
Of the 60 lots sold in the Mexico Beach/ St Joe Beach area, a total of 50 sold for less than $100K. Several interior building lots sold in the $50K-$60K price range. A .33 acre gulf front parcel sold for $304K. Three lots sold in the Windmark Beach Community. An interior lot for $89K and a 1st tier for $240K. A shocking 96 residential properties have sold in the Mexico Beach/ St Joe Beach Area.  Ten of them were gulf front properties  including a 1BR/1BA townhome for only $210K and a spectacular 8 bedroom home for $1,630,000. 28 condos sold ranging in price from $135K to $439K for a gulf front unit in the VUE.

 

 

 

 

 

 

45 homes sold in Port St Joe ranging in price from $13K to $525K for a one of a kind bayfront home.  The Barefoot Cottage community has had the most sales with a total of 11 sold homes and 5 more currently under contract. If you own a home in this community and have been considering selling now is the time! With nearly 10 million in sales volume in the Port St Joe community, property values continue to rise.  Due to the low inventory of homes available to purchase, lot sales have increased.  24 building lots were sold.
                                                                                                                                                                                                                                               
North Gulf County SOLD properties:
Due to low inventory and higher prices in the south end of the county, there has been a drastic increase in sales in the north end of Gulf County.  A total of 69 properties have sold including several water front homes selling from $162,500 – $247,000. 48 lots for recreational purposes sold for under $50K.
