From Mexico Beach to Indian Pass, a total of 205 properties sold in the first quarter of 2017.  Prices are up and inventory is still low.  Sales volume year to date is up over $2 million at the same time and the total number of sold properties is up nearly 10%.  Below is the break down of sales by area.

Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD Properties: 
In the first quarter of the year, 71 properties were sold in the Cape San Blas area.  This is a 16% increase from the total number of sold properties in the first quarter of last year. Total sales volume this far is nearly $19 million which is a 10% increase from total sales volume last year. Year to date, 26 lots have sold for under $100K. The highest selling property is a gulf front home with 100′ of beach frontage that sold for $1,015,000.

Mexico Beach / St. Joe Beach SOLD Properties:
69 properties were sold in the Mexico Beach/ St Joe Beach area. Twenty properties were condos ranging in price from $135K to $340K depending on location and proximity to the beach. Twenty one lots sold for under $100K. The highest price sale was an older gulf front home selling for $620K.

Port St Joe SOLD Properties:
Last year the average sales price of a home in Port St Joe was $147K.  Year to date, the average sales price is $174K.  This is an increase of 19% in just the first 3 months of 2017.  32 properties were sold in the Port St Joe area including six homes in the Barefoot Cottage community. Two RV lots sold for $39K each. An executive home with a view of the Bay sold for $437,500. Several building lots sold in the Cape Plantation Subdivision ranging in price from $28K to $34K. A total of 21 single family homes were sold ranging in price from $122,000 – $437,500.

 

North Gulf County SOLD properties:

33 properties sold in the north end of the county including a 40 acre tract in Overstreet for $80K. A nice foreclosure home sold on Corn Griffin Street for $68K. A total of 20 lots sold ranging in price from $5,000 – $80,000.
