Let’s take a look at the closings that have occurred since January 1, 2011 on Cape San Blas!

This is a 2 bedroom / 2 bath townhome bank owned property located in Barrier Dunes!  The property was not listed locally and although it was sold at an amazing price of $117,000, it was “As Is” and needed major repairs.  Comps in this area are around $220,000, so even though there was work needed, someone definitely got a deal!!

Built in 1984 this 2 bedroom / 2.5 bath property has a limited gulf view but well maintained and updated.  Its also located in the X flood zone on the south end of Cape San Blas.  There are association dues of $1000.00 a year.  Originally listed at $269,000 for 291 days, this property sold for $215,000!  A nice 2nd home with deeded beach access.

Located just past the Stumphole on the north end of Cape San Blas, this first tier 4 bedroom / 3 bath home was listed for $495,ooo but closed at a price of $325,000.  It was on the market for 175 days and did have excellent gulfviews.

Nice bayview lot located in Surside Estates, a beachside community with deeded beach access. Nice oversized lot (92 x 122), this lot is also in the X flood zone.  Originally listed for $64,900, this lot sold for $50,000 with owner financing.  It was on the market for 1172 days.

CAPE SAN BLAS, C-30 AND INDIAN PASS

We have seen activity on Cape San Blas, Indian Pass, C-30 this past week.  Five contracts have been placed under contract or are pending to close, 3 properties are back on the market, seven new listings and four price changes.  It’s good to see the market moving slightly especially since the weather has not made us feel like we’re living in Florida on the beach!

Currently there are 144 residential lots availabe on Cape San Blas, C-30 and Indian Pass, they range in price from $29,900 to $799,000 for a gulf front lot on Cape San Blas!  So there is something for everyone’s price range.

We have 92 single family residences that are available for sale that range in price from $155,000 to $3,000,000 gulffront home  with five acres in Indian Pass.  You can definitely say that there is something for everyone’s price range!

If you are interested in a townhome, there are currently 43 listings in Barrier Dunes, Cape Shoals, Seacliffs and The Club, prices start at $140,000 to $549,000!
