NOVEMBER 2017 Market Update

SOLD PROPERTIES
A total of 55 properties from Mexico Beach to Indian Pass were SOLD  in the month of October.

Below is a break down of sales by area.

 

1st Tier SOLD $84,500

Cape San Blas/ Indian Pass/ Scenic Hwy  14 SOLD PROPERTIES  
The best buy of the month was a 1st tier lot on Mercury Lane with fabulous views that sold for only $84,500. A gulf front house in the Brighton By the Sea community sold for $395,000.  A beautiful new construction gulf front home sold on the North end of Cape San Blas for $910,000. A large 6BR/4BA gulf front executive home sold in the Secluded Dunes Community for $1,600,000.  Several interior lots sold ranging in price from $50K to $179K.

 

SOLD $53,000

Mexico Beach/ St Joe Beach  19 SOLD PROPERTIES 
Six interior lots sold in the Mexico Beach area ranging in price from $35K – $65K. A fantastic “beach cottage” close to the beach sold for $230,000. A beautifully furnished, road front condo in “the Vue” sold for $360K. A 3BR unit in the Palmetto Plantation development sold for $150K.

  Port St Joe 10 SOLD PROPERTIES
A 2BR/2.5BA home in the popular Barefoot Cottage community sold for $165K. Two executive homes sold for $320K and $317K. A fixer upper foreclosure in a great location sold for $67,591. An “old Florida” cottage sold for only $101,000.

North Gulf County 12 SOLD properties:

The best buy was a lake front home situated on a spacious lot that sold for only $83,000.  Six lots sold ranging in price from $7,800 to $21,000.  A completely remodeled 5BR/2BA home sold for $140,000. A move in ready home in Howard Creek sold for $135,000.

JULY 2017 Market Update

Year to date over $85 million dollars in property was sold from Mexico Beach to Port St Joe and along the beaches of Cape San Blas and Indian Pass.  A total of 438 properties were sold so far in 2017.  The number of transactions is up 5% from this time last year but sales volume is up more than $5 million over this time last year. This figure indicates that values across all of Gulf County are continuing to rise. Inventory is low and we have buyers. Below is a break down of 2017 year to date sales by area.

 

 

 

 

 

 

Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD Residential Properties: 67 RESIDENTIAL properties were sold in the Cape San Blas/ Indian Pass area including the highest priced gulf front home at $1,020,000. 9 properties in the Barrier Dunes Community sold ranging in price from $186K – $312K. 3 homes in the Seagrass community sold from $715K to $965K. There has been an increase in activity in the Indian Pass Community with a total of 9 homes sold.  Condos in Dunes Club and the Club at the Cape sold for $300K – $325K.

Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD VACANT LAND PROPERTIES:
Of the 180 LOTS sold in the Cape San Blas & Indian Pass area a total of 45 sold for under $100K. Most were interior building lots within walking distance of the beach. 5 lots in the gated Ovation community sold ranging in price from $41K – $150K for a nice gulf view lot on the beachside. Six lots sold on Indian Pass including a 1.18 acre gulf front parcel for $481K. Gulf Front lots have sold from $460K-$510K and with limited inventory prices are going up. Eight bayfront lots sold with boatable lots selling between $290K and $350K

Mexico Beach/ St Joe Beach SOLD Lots and SOLD Residential
Of the 60 lots sold in the Mexico Beach/ St Joe Beach area, a total of 50 sold for less than $100K. Several interior building lots sold in the $50K-$60K price range. A .33 acre gulf front parcel sold for $304K. Three lots sold in the Windmark Beach Community. An interior lot for $89K and a 1st tier for $240K. A shocking 96 residential properties have sold in the Mexico Beach/ St Joe Beach Area.  Ten of them were gulf front properties  including a 1BR/1BA townhome for only $210K and a spectacular 8 bedroom home for $1,630,000. 28 condos sold ranging in price from $135K to $439K for a gulf front unit in the VUE.

 

 

 

 

 

 

45 homes sold in Port St Joe ranging in price from $13K to $525K for a one of a kind bayfront home.  The Barefoot Cottage community has had the most sales with a total of 11 sold homes and 5 more currently under contract. If you own a home in this community and have been considering selling now is the time! With nearly 10 million in sales volume in the Port St Joe community, property values continue to rise.  Due to the low inventory of homes available to purchase, lot sales have increased.  24 building lots were sold.
                                                                                                                                                                                                                                               
North Gulf County SOLD properties:
Due to low inventory and higher prices in the south end of the county, there has been a drastic increase in sales in the north end of Gulf County.  A total of 69 properties have sold including several water front homes selling from $162,500 – $247,000. 48 lots for recreational purposes sold for under $50K.

From Mexico Beach to Indian Pass, a total of 205 properties sold in the first quarter of 2017.  Prices are up and inventory is still low.  Sales volume year to date is up over $2 million at the same time and the total number of sold properties is up nearly 10%.  Below is the break down of sales by area.

Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD Properties: 
In the first quarter of the year, 71 properties were sold in the Cape San Blas area.  This is a 16% increase from the total number of sold properties in the first quarter of last year. Total sales volume this far is nearly $19 million which is a 10% increase from total sales volume last year. Year to date, 26 lots have sold for under $100K. The highest selling property is a gulf front home with 100′ of beach frontage that sold for $1,015,000.

Mexico Beach / St. Joe Beach SOLD Properties:
69 properties were sold in the Mexico Beach/ St Joe Beach area. Twenty properties were condos ranging in price from $135K to $340K depending on location and proximity to the beach. Twenty one lots sold for under $100K. The highest price sale was an older gulf front home selling for $620K.

Port St Joe SOLD Properties:
Last year the average sales price of a home in Port St Joe was $147K.  Year to date, the average sales price is $174K.  This is an increase of 19% in just the first 3 months of 2017.  32 properties were sold in the Port St Joe area including six homes in the Barefoot Cottage community. Two RV lots sold for $39K each. An executive home with a view of the Bay sold for $437,500. Several building lots sold in the Cape Plantation Subdivision ranging in price from $28K to $34K. A total of 21 single family homes were sold ranging in price from $122,000 – $437,500.

 

North Gulf County SOLD properties:

33 properties sold in the north end of the county including a 40 acre tract in Overstreet for $80K. A nice foreclosure home sold on Corn Griffin Street for $68K. A total of 20 lots sold ranging in price from $5,000 – $80,000.
