It was another good month for the real estate market all along the Forgotten Coast. A total of 73 properties sold in the month of May from Mexico Beach to Indian Pass. Below is the break down of sales by area.
4BR/4.5BA X Flood
Cape San Blas
Cape San Blas/ Indian Pass/ Scenic Hwy 30 SOLD Properties:
27 properties were sold in the Cape San Blas area including a fabulous Bayfront estate property for $645K. A unique commercial property sold for $290K. A foreclosure home in the Jubilation community sold at auction for $410K. One of the best buys was an executive home sold by Sheryl in the Seagrass Community for only $500K. With comps in the $600K+ range, this was the best deal on the Cape. A Bayfront lot on the south Cape sold for $119K. A new construction gulf view home with a pool sold for $547K and one of the Cape Cottages sold for $170K. These sales are all indications that prices are going up.
St Joe Beach

Mexico Beach / St. Joe Beach SOLD Properties:
For the first time in over a year, Mexico Beach was not the top selling community. A total of 17 properties sold in the Mexico Beach area last month. One of the best deals was a foreclosure home purchased by a first time homebuyer for only $130K. An “old Florida” gulf front home sold for $505K. Four interior building lots sold ranging in price from $28K to $67,500.

Port St Joe SOLD Properties:
16 Properties sold in the Port St Joe area. A really nice 4BR/3BA in the middle of town sold for $260K. A 2BR unit in the Villages sold for $245 and a 3 BR unit sold for $170K. A nice building lot on 20th Street was on the market for only two weeks before selling for $25K. Another RV lot on Iola sold for $41K.
North Gulf County SOLD properties:
The market is picking up in the north end of our county with a total of 13 properties sold last month. Three lots in the Wetappo Subdivision sold from $8500 to $10,000. A nice home in the Oak Gardens Subdivision sold for $105K and completely renovated home on Twin Lakes sold for the full list price of $195K.
